Colorado roofing code FAQs
Does Colorado have one statewide roofing code?
No. Building codes are adopted and enforced locally. The requirements that apply come from the authority having jurisdiction, its adopted code edition and its local amendments.
Does every roof replacement require a permit?
Many jurisdictions require a reroof permit, but the triggers and exceptions vary. A repair can also require a permit once it exceeds a local size or scope threshold. Always verify before work begins.
Can a second layer of shingles be installed?
Some adopted codes allow a roof recover when specific conditions are met, while local amendments or the condition of the existing roof may require a full tear-off. A recover is not allowed over wet, deteriorated, incompatible or excessive existing layers.
Is ice-and-water protection always required?
Ice-barrier requirements vary by code edition and local amendment, and mountain and cold-climate jurisdictions may require more extensive protection. The approved product also has to be installed in the locations and widths the jurisdiction and the manufacturer require.
Who decides which municipality's rules apply?
The property's physical location and legal jurisdiction control. A postal city name can differ from the permitting authority, so the address has to be checked before applying for a permit.
